How long will my application be valid?

How can I change the information I provided in my application?

Do I have to include my children's details in my application?

Yes. The application must include your surname, first name and personal identity number. If you cannot enter them, please contact us by e-mail and provide the missing information.

Can I apply for an internal transfer from one apartment in Vähänkyrö Rental Housing to another apartment in Vähänkyrö Rental Housing?

Yes you can but there must be no open claims for Vähänkyrön Rental Houses.

Filling in a rental housing application

When filling in the application form for rental accommodation, it is absolutely essential that you fill in each of the requested fields carefully. In particular, we would like to stress the importance of correctly entering your telephone number and email address. We would also like to point out that we prefer to send housing offers by e-mail. If no e-mail address is provided, we will contact you by telephone. Please fill in all the information carefully and make sure that the contact details you provide are correct.

Annexes

Why do I need to submit the annexes?

According to the rules of the State Supported Housing Centre (Varke), the application must be accompanied by. https://ohjeet.varke.fi/fi/asukasvalinta/v4/ as a minimum, attachments of the applicant's monthly income at the time of application and the most recent pre-completed tax return.

The annexes ensure that the information in the housing application is correct, so that Vähänkyrön Vuokratalot Ki Oy can follow Varken's and the City of Vaasa's instructions on the criteria for selecting residents of state-subsidised rental housing.

The most recent pre-completed tax return for anyone over the age of 18 moving into the property and, for real estate, a property tax return if you own the property.

The pre-completed tax return and the property tax decision can be obtained, for example, from the MyTax service:

MyVero > Actions tab > Communication and liaison -section, where Decision and letters > Mailbox (or container), in which tax returns and decisions.

The pre-completed tax return will show whether the applicant has assets and debts, which must be determined separately, according to the instructions below.

Parking

I want a parking space

How many parking spaces can I have

We offer our residents one car electricity point per apartment. If you have two parking spaces, you may have to give up one if there are other residents who need a parking space and there are no spaces available. Fair play!

Who the parking spaces are for

There are of course a limited number of parking spaces, so the car park is only intended for storing a car or motorbike that is in regular use. This means that trucks, tractors, forklifts, wheelbarrows or other special or bulky vehicles are not allowed.

If you have (1) month's receivables from Vähänkyrön Vuokratalot Oy, we cannot add a parking space to your contract. Open claims must be settled first.

Parking

The parking spaces are for vehicles in use. Vehicles may be parked only in the spaces reserved and marked with the company's permission. Unroadworthy vehicles will be removed at the expense of the vehicle owner. Unnecessary idling of vehicles is prohibited.

Resident selection

Who can apply for rental housing at Vähänkyrön Vuokratalot Ki Oy?

Our rental homes are ordinary rental homes, homes for all of us. But because they are ARA-funded, there are a few rules we have to take into account when choosing tenants.

The rental apartments in Vähänkyrö Vuokrataloja are ARA-funded and there are asset limits for the apartments. ARA supports the construction of affordable rental housing and the rents charged for ARA rental housing are regulated. The Centre for State-subsidised Housing (Varke) promotes and supports affordable housing Read more about Varke. ( www.varke .fi/en)

Resident selection criteria

We follow the guidelines set by Varke in our selection of tenants, i.e. we try to provide housing to those who need it most. Priority is given to homeless and other applicants with the most urgent housing needs, the most deprived and those with the lowest incomes.

The choice of tenant is influenced by factors such as the urgency of housing needs, life situation, income and wealth.

Other factors to consider

 Default notice

If you have lost your credit history, it can be difficult to find a rental property on the open market.However, defaulting on your payments is not a barrier to getting a home from Sevas Homes. The loss of your credit will affect the amount of security requested and the form of the contract.

Minors

It is possible for a minor to move into a rental apartment in Vähänkyrö Rental Houses. In this case, the guardian/guardian is responsible for the child's rent and accommodation until the child reaches the age of majority, in which case the guardian's consent form must be filled in. The form can be obtained by contacting our Customer Service Advisers by email at info@vuokrtalot.net. All applications will be dealt with on a case-by-case basis. Pets

Pets are definitely welcome in the rental apartments of Vähänkyrö Rental Houses.

Key words

The standard number of keys per apartment is three (3), in larger 4-hour apartments the number may in some cases be four (4).

The cost of ordering additional keys is paid by the tenant, and you can order additional keys by contacting us by e-mail, phone or by visiting the office of Vähänkyrön Vuokrtalot Ki Oy.

A key register is kept of keys for security purposes. When a new tenant moves in, the keys are given to the new tenant when the apartment is handed over to them. When the keys are handed over, it is checked that the tenant receives the necessary number of keys and that no keys have been lost or left with the old tenant. The tenant who moves out must leave all the keys they have received on the kitchen floor of the apartment, where they will be found by the maintenance staff when they check the apartment.

The tenant will pay for a new key to replace the lost key. If keys are lost in a way that poses a security risk to subsequent residents, the resident must pay for the rekeying of the lock and all new keys.

If you have forgotten your key at home, contact for service calls tel 044 542 2278. The door opening service is subject to a fee. The door of the apartment is only opened for the resident registered in the apartment, who must therefore be able to prove his/her identity.

Internet

All rental apartments of Vähänkyrön Vuokratalot Ki Oy include free internet access.

Connection speed 50/ 50 Mbps.

Internet connection is included in the rent. The tenant must make a contract with Elisa and purchase the network device themselves. If you wish, you can buy extra internet speed from Elisa. In this case, the tenant pays for the faster connection and the price differential for the connection provided by the company.

Can the deadline for responding to a housing offer be extended?

Please note that it is not always possible to grant an extension.

After the deadline, the offer will automatically expire and the accommodation will be offered to the next applicant. If your response to the offer is late, it is very likely that the apartment has already been offered to the next applicant.

How do I accept the offer of accommodation I have received?

When will I receive an offer?

Once you have completed the application, your application will take effect and we will start looking for accommodation. We will contact you preferably by email but, if no email address is provided, we will contact you by phone. If neither method of contact is indicated on the application, we will unfortunately not be able to offer you accommodation as no method of contact has been indicated. Once we have found an apartment that best matches the criteria on the application form, we will offer it to you and provide you with the contact details of our property manager so that you can arrange a viewing. Once you have visited the property, please let us know if you wish to rent the property. Please also let us know which apartment was not suitable for your needs. If you wish to rent the apartment, we will continue to discuss the details of the rental agreement with you. If you would like an offer for an apartment, we will send it to you by e-mail or contact you by phone.

If the offer is accepted

A financial guarantee or commitment must be provided within the deadline otherwise Vähänkyrön vuokratalot Ki Oy will be forced to withdraw the offer. Please let our rental service know whether you are paying the financial guarantee yourself or applying for a payment guarantee.

When you apply for a payment guarantee from Kela, it usually takes about 7-10 working days to process your application. If Kela grants a guarantee, you can ask Kela to send us the decision directly. If Kela does not grant a guarantee, we will unfortunately not be informed. If you receive a negative decision, please contact Vähänkyrön Vuokratalot Ki Oy's helpdesk either by e-mail (info@vuokrtalaot.net) or by telephone (06 325 8411).

Key retrieval for display

Our property manager will show you the apartments at an agreed time. We will give you his contact details and you can arrange a viewing with him. She will show you the apartment and open the door for you at the viewing.

Our tenant negotiator will ask the property manager about the status and extent of the renovation and the possibility to view the apartment.

Guarantee

When will the deposit be returned?

The security deposit will be returned within one (1) month of the end of the tenancy, if the tenant has no outstanding debts to Vähänkyrön Vuokratalot Ki Oy and the move-out inspection does not reveal any outstanding invoices.

How do I know how much deposit I have to pay?

The amount of the deposit and the information needed to pay the deposit are recorded in the offer/lease contract.

The financial guarantee is determined by the type of apartment.

1h+k, 1h+kk, = 400€

2h+k, 2h+kk = 550€

3h+k = 700€

4h+k = 750€

If it is not possible to pay the financial guarantee, you can apply to Kela for a payment guarantee. The amount of the guarantee is recorded in the housing offer. If you apply to Kela for a guarantee, please note that the amount of the guarantee required is different from the amount required if you pay the guarantee yourself.

The security deposit is contractually held for the duration of the tenancy. The deposit will be refunded within one calendar month after the end of the tenancy, provided that the tenant has fulfilled his/her obligations and the apartment is handed over with all its keys cleaned and the tenant has no outstanding debts to Vähänkyrön Vuokratalo. The landlord has the right to withhold from the security deposit all his claims arising from the terms of the lease.

Will I lose my home if I do not provide a deposit on time?

If the customer does not contact our rental service within the deadline, Vähänkyrön Vuokratalot Ki Oy will have to cancel the offer.

Rental agreement and rental period

The rental contract is concluded either for an indefinite period or for a fixed term. The lease contract is primarily signed on the spot at the office of Vähänkyrö Rental Houses during opening hours (weekdays 8-16). The contract for a family home is signed by both parties to the contract. The tenancy agreement for a minor is signed by both the tenant and the guardian.

By signing the tenancy agreement, you agree to comply with the Tenancy Act, the terms and conditions of the tenancy agreement, the rules and regulations and the instructions in the tenant's guide. Your guests are also bound by the house rules.

HOW CAN I SIGN A LEASE?

You can sign a rental contract by visiting our office in person.

Family leases are joint and several and all tenants must sign the lease. All signatures must be on the same contract.

Rules of order

A written report of a housing problem is made to the landlord. This can be done by filling in the housing problem form on our website. The aim of the written report should be to restore peace, comfort and security for the whole community. The report should include the personal views and experiences of several people from different families and residents.

Water charges in rented accommodation

Water is billed according to consumption.

Everyone's water consumption is individual and your choices can influence it.

Water meter locations

Each apartment has its own water meter for hot and cold water. The apartments at Varpuunen, Tinurintie 5, 66500 Vähäkyrö do not have individual water meters. 

The water meters are read once a year, and on the basis of this, the resident is sent a settlement bill for water consumption. Any additional bills will be invoiced with the next rent bill. If the amount of the credit bill is small, it will be returned to the tenant or credited to the next rent bill.

Water consumption is a responsibility for all of us, but it is also a great opportunity to do small things that make a big difference to our environment. With small actions, we can directly influence how much water we use. And the good news is that Motiva's website provides up-to-date information on water consumption and sustainable water use.

Pets

Pets must be kept tied up outside the apartments. They must not disturb the occupants of the building or soil the building or grounds. Animals are not allowed in the areas reserved for children's play and in the immediate vicinity.

Insurance cover

We recommend that all our residents take out home and liability insurance for their contents with their own insurance company.

Move to

Moving day

The move-in date is the start date of the rental contract. The date can be obtained from the office of Vähänkyrö Rental Houses.

Notification of move

Notification of a move into or out of an apartment is updated in one step both in the Population Information System maintained by the Local Register Offices and in the Post Office. The notification can be made by calling 0295 539 225 or online at www.muuttoilmoitus.fi. Remember to also inform Vähänkyrö Rented Houses of any changes for updating the house register.

Migration check

When you move in, check the condition of your home.

The purpose of the move-in inspection is to guarantee the legal protection of the new tenant so that you are not liable for any damage that may have occurred when you moved in.

At the beginning of your tenancy, we will send you an electronic home inspection form where you can attach your observations on the condition of your home. The inspection report must be completed within two weeks of receipt. 

We will check the form you send us when it arrives completed and if you have notified us of any defects or deficiencies in the property that require action, we will contact you to rectify them and arrange a time to put them right. The completed form will also be compared with any defects and damage to the dwelling discovered during the inspection of the dwelling when you move out, as to whether they were already present in the dwelling when you moved in. If there is any damage to the dwelling which is not normal wear and tear, the tenant is liable to pay for the damage caused.

If there are any deficiencies in the cleaning of the apartment, please contact the office of Vähänkyrön Vuokratalot Ki Oy immediately.

Exit

The period of notice is one (1) calendar month, counting to the end of the month following the month of termination. So if you want your tenancy to end at the end of December, for example, you must give notice by November at the latest. You can print the notice of termination from our website or use the electronic MySevas service.

Termination is always made in writing by sending the termination form available on our website, completed and signed with all the information, to our office. Termination cannot be made by e-mail. A signature is required from each of the parties who have signed the lease.

Outgoing cleaning

Before you move out, the property must be cleaned up to a standard that is suitable for a demanding new tenant. Particular care should be taken to clean the kitchen, toilet and bathroom. Remember to defrost the fridge and freezer and leave the doors open. If Vähänkyrön Vuokratalot Ki Oy has to order cleaning services, the cleaning costs will be charged to the tenant who has moved out. After we have received the notice of termination of the tenancy, we will send the tenant a final cleaning instruction and information about our policy for handing over the keys to the tenant. The cleaning instructions must be completed and signed and left in the apartment for inspection.

Also clean and empty your warehouses and take away all your belongings. Items etc. must not be left lying around in storage rooms or in the common areas of the house. You will be charged for the removal of any items left in the apartment, storage rooms and common areas.

Only normal household waste may be taken to the household waste point. All waste taken to the point must be sorted according to the waste management regulations of the Vaasa region and placed in a separate recycling container. It is not allowed to leave separate unsorted waste bags and waste that does not belong in the bin, such as car tyres, furniture, textiles, etc. outside the bin. Residents must deliver them directly to the Vähänkyrö recycling station, Kopentie 10, Vähäkyrö or to a similar recycling station or ecopoint in the Stormossen area. The cost of removal and disposal of unsorted and unsorted waste not belonging to the waste collection point of the property will be charged to the resident who brought the waste.

For rent

Can the rent due date be postponed?

The rent is always due on the 4th of the month. However, automatic payment reminders only go out after mid-month, so if the rent has not been paid by then, we will send you a reminder invoice. If the bill is not paid despite the reminder, the customer will receive a new payment reminder, after which. 

Is the rent reference number the same every month?

We invoice your rent once a month and all future invoices will have a different reference number, regardless of the invoicing method used to send the rent invoice to you - by letter, post or e-invoice to your online bank. It is therefore important that you always pay your rent with the correct invoice and reference number for each month, as stated on the original rent invoice. If you are paying rent for January, please enter the reference number of the January invoice in the payment. This will ensure that the incoming payment is correctly allocated in our billing software and our system will allocate the incoming payment to the January invoice based on the reference number. 

Why do I get an electricity bill from the electricity company even though I have moved out of my Sevas apartment?

It is the tenant's responsibility to sign and terminate the electricity contract with the energy company of their choice.

For rent

Rent, water and parking fees are payable by the 4th day of each month or on the date indicated in the customer's rental agreement.Vähänkyrön Vuokratalot Ki Oy will provide residents with rent payment instructions.

When paying, use the correct reference number and check that the amount you pay is correct. Keep your payment receipts or bank statement as proof of the rent paid.

If the rent is overdue, the tenant will be charged the interest rate, a reminder fee and collection costs in force at the time. The signatories to the tenancy agreement are jointly and severally liable for the payments due under the tenancy agreement.

HOW DO I GET A RENTED e-LASK FOR A NETWORK BANK?

Vähänkyrön Vuokratalot recommends and encourages its residents to sign an e-invoice agreement with their bank and pay their rent bills using e-invoices.

  • Make an e-bill agreement in your online bank (or at a branch of your bank), see the rent payment guide for details.
  • Choose Vähänkyrön Vuokratalot Ki Oy as your biller
  • For identification purposes, use the reference number of the rent payment instruction (or collection) (NOTE: the reference number of the deposit is not valid).
  • Once you have signed the contract, your monthly rent invoice will be sent directly to your online bank as an e-invoice. The e-invoice agreement must be signed by the 15th of the month at the latest, so that the e-invoice is sent from the beginning of the following month.

After you have signed an e-invoice contract, please check whether the next month's rent invoice is an e-invoice. If there is no e-invoice, pay the rent by bank transfer and contact our customer service if necessary.

Dismissal of the dwelling

You must always give written notice of termination. The period of notice is one full calendar month. The notice period is calculated from the last day of the month in which the notice is given.

The notice of termination must be done either by using the form on our website and delivering it to us, for example by visiting our office or by leaving it in the mailbox at the main entrance of Vähänkyrö House, addressed to our company. A signature is required from each party who has signed the lease. Please remember to include your telephone number in your notice of termination so that we can reach you if necessary.

When you fill in the termination form, ALWAYS INDICATE YOUR ACCOUNTING NUMBER in IBAN format. The IBAN account number is in the initials FI and has 18 characters. You can find your IBAN account number on your account statement. The deposit can only be refunded to an IBAN account.

If the lease is in the name of two people, both must sign a termination form.

If only one party to the contract terminates the tenancy and the other party is to remain in the accommodation, the remaining party must also give notice of termination, thereby confirming that the entire tenancy agreement and its obligations are terminated. The tenant must fill in a new application for rent or student accommodation and submit new annexes. The application must state the reason for needing accommodation at the current address and the wish to continue living at that address, as well as the reason for applying for accommodation on your own.

Resignation form

Facing death

The staff of Vähänkyrön Vuokrtalaot Ki Oy is sorry to hear of the passing of a loved one. We bring the following to the attention of the partners of the estate regarding the effects of the death on the lease and the tenancy.

Notification

For contact purposes, the name and contact details of the person in charge of the estate should be notified immediately to Vähänkyrön Vuokratalo.

Continuation of the tenancy

The death of the tenant does not end the lease. The estate of the deceased is responsible for meeting the conditions of the lease (payment of rent, careful maintenance of the apartment, etc.). The spouse of the deceased tenant who was living with the tenant is responsible for the obligations of the lease until the tenant moves into the apartment.

The tenant's spouse, child or parents have the right to extend the tenancy agreement, unless V'uhänkyrön Vuokratalö has a justified reason to object. The same applies to a person who has rented an apartment together with a deceased tenant.

Anyone wishing to extend the tenancy must notify Vähänkyrön Vuokratalo in writing within three months of the death of the tenant that the tenancy is to be extended. Vähänkyrön Vuokratalot Ki Oy will conclude a new tenancy agreement with the tenant.

End of tenancy

If the estate wishes to terminate the tenancy, the agreement must be terminated in writing. Death also entitles the tenant to terminate a fixed-term contract in the middle of a rental period. The period of notice is one (1) calendar month. The rental contract shall expire on the last day of the month following the month of termination. On a case-by-case basis, Vähänkyrön Vuokratalot Ki Oy is prepared to negotiate an earlier termination of the lease.

Moving day

As stipulated in the lease agreement, the apartment must be vacant and available to Vähänkyrön Vuokartalo, cleaned and the keys returned to our office by the end of the notice period.

Return of keys

The keys must be left in the apartment when you want to hand it over to us and at the same time inform our property manager Petsi Matinlas tel. 045 542 278 that the apartment has been cleaned, the keys are in the apartment and the apartment will be handed over to us.

Smoke alarm beeps continuously

It is up to the occupant to change the batteries in the smoke detector.

What should I do if it doesn't help?

THE ROOF LAMP IS BURNT OUT, WILL THE RENTED HOUSES OF KYRÖN VUOKRATALOT KI OY FIX IT?

Replacement of all light bulbs is the responsibility of the resident.

Waste management and waste sorting

WASTE MANAGEMENT AND WASTE SORTING

Household waste and other rubbish must be put in a container. The regulations on waste sorting must also be taken into account. The removal of non-household waste is the responsibility of the residents themselves. Waste that is harmful to the environment must be taken to the places designated by the waste management authority.

Make sure you follow the recycling and collection instructions for the waste collection points in your home. Waste points are not landfill sites, where you can leave broken appliances and furniture, for example. You will be charged for the removal of items left at the waste points.

Electric/hybrid car charging

Charging of electric/hybrid cars is strictly prohibited on all other properties except Paavonkuja 5. There, the cost of electricity for the car charging points is charged to the homeowner's meter and the resident pays the cost of the electricity. Charging at Paavonkuja 5 should be done as a slow charge in the home so that the load on the home's main batteries does not become too high and damage the home's electrical system.

Fixing of panels to walls

Your home must remain intact and usable for future occupants. If you are fixing paintings and furniture to the walls, drill only a reasonable number of holes and use appropriate fixings.

We recommend using suitable Velcro fasteners that are easy to remove from painted and tiled walls, for example, without damaging the surface.

If you want to make changes to your home, always contact your property manager first. The tenant is responsible for the cost of restoring the property.

Dishwasher fixing and installation

If the sites are equipped for dishwashers, the installation should be carried out by an authorised plumbing company.

Washing machines

You install washing machines in your home at your own risk and expense. Make sure that the washing machine and dishwasher connections are properly installed. The responsibility for the installation lies with the installer chosen by the customer, who must have the necessary professional qualifications.

When removing appliances, remember to plug the connections properly when you move out. Carefully store the cabinetry in the dishwasher space in your storage unit and reinstall it when you move out (cabinet installation is not part of the service company's job). The dishwasher is not part of the equipment of Vähänkyrön Vuokratalot Ki Oy, so it must be removed when you move out.

Bug reports

A fault report is made to our customer service info@poista_tämä.vuokratalot.net . For urgent cases, please contact our property manager Petri Matinlas tel. 045 542 2278. Contact the property manager or report to our customer service. Problems requiring immediate attention (e.g. leaks) should be reported immediately. It is the responsibility of each resident to report any damage or defects, failure to do so may result in liability.

When a maintenance worker comes to fix a problem in your home, he or she will first ring the doorbell. If no one is home, he uses the master key. When making a maintenance call, you may also wish to be contacted by telephone before entering the home. If you have pets, move them to a place where they feel safe and do not interfere with the maintenance work. Also report pets when reporting a fault so that the service technician knows to be prepared.

Please refer to the property management responsibilities table that you received when you signed the lease. The responsibility table shows which party (the company or the tenant) is responsible for the care and maintenance of the property.

Stocks

There are shared storage facilities for outdoor equipment, prams and bicycles.

During the winter, it's a good idea to keep your bikes in bike shelters out of the way of snow work. Bicycles etc. must not be stored in stairwells.

All apartments have individual storage cupboards. The storage room number is the same as the apartment number. When you move out, the storage locker must also be emptied and cleaned. If any items are left there, you will be charged for removing them.

It is not allowed to store fire-safe items such as mopeds, batteries or fuel in the storage rooms. It is also forbidden to store any bulk goods in other common areas and storage rooms. Vähänkyrön Vuokratalot Ki Oy is not responsible for goods left in places where they do not belong.

Sauna hours and reservations

There is a separate fee for the use of the sauna, to be set annually. 

A booking list with sauna dates and times can be found in each sauna room at the destination. You can book the time you want by entering your name and apartment number on the list. The sauna shifts are invoiced every few months with the rental invoice.

Make sure you leave the sauna rooms tidy so that the next sauna-goers are comfortable to come and have a good time.
