- COMMON AREAS
- Noise in common areas must be avoided.
- Smoking and unnecessary stay is strictly prohibited.
- Cleanliness and tidiness must be maintained when using common areas and outdoor areas.
- For fire safety reasons, goods may only be stored in areas designated for this purpose. The storage of flammable substances must comply with fire safety regulations.
- The installation of shields and advertisements, antennas, etc. is only allowed with the permission of the company.
- Any defects found in the property must be reported to the company's representative.
- WASTE MANAGEMENT
- Household waste and other rubbish must be put in a container. The regulations on waste sorting must also be taken into account.
- Residents must take care of the removal of hazardous waste (batteries, electronics, washing machines, etc.).
- STOP
- The Fire and Rescue Services Act § 20 requires that emergency vehicles have unobstructed access if necessary. On this basis, it is imperative that vehicles are kept in the spaces provided for them.
- Driving in front of the main entrance is allowed during the loading and unloading of cars.
- APARTMENTS
- Apartments must not disturb neighbours. Noise should be avoided, especially between 22.00 and 07.00.
- The apartments must be carefully maintained. Water leaks and other defects in the apartments must be reported to the company's representative without delay.
- Changes and repairs are decided by the CEO.
- Work that will cause noise and disturbance must be notified to neighbours in advance and should be carried out before 21.00 on weekdays.
- Toilets and other drains must not be filled with waste that could block or damage them.
- Apartments must not be ventilated into stairwells.
- Damage caused to apartments, properties, outdoor areas, etc. will be fully compensated by the party responsible. The tenant is also responsible for his/her guests.
- BALCONIES AND DUSTING
- No cooking is allowed on balconies.
- Balconies must be kept tidy, and in winter they must be cleared of snow.
- Dusting of carpets is only allowed on dedicated carpet stands.
- You can dry your laundry on the balconies.
- The spreading and airing of linen and bed linen is allowed on balconies.
- PETS
- Pets are not allowed to make their needs in children's play areas or anywhere else on the property.
- Pets must not cause a disturbance or danger to other residents or people on legal business.
A BREACH OF THE RULES MAY LEAD TO LIABILITY FOR DAMAGES OR TERMINATION OF THE LEASE.
